Responsibilities of the HOA:

  • Maintenance of the common areas. Grass cutting, plantings, trees.
  • The drain and swale system
  • The storm water pond found at the rear of the complex.
  • Paving of circles and courts and maintenance of sidewalks
  • Entrance sign and streetlights
  • Snow Removal
  • The HOA is also responsible for maintaining the exterior of their dwellings in an acceptable manner.

Annual Meeting

The 2026 Annual Meeting is scheduled at the Loffler Center Chancellor’s Run Park on is scheduled for March 2, 2025 at 6:00pm – 8:00pm.

HOA Dues Increase as of December 2024

Per Article Iv, Covenant for Maintenance Assessments, Section 3. Assessments will increase from $475 per annum to $498.75 per annum.

Payment Plan

Payments may be made in four monthly payments of 124.69 through April 30, 2025.

Any payments not received by May 1, 2025, will be sent to the lawyers for
processing. This will result in other fees. We will no longer send out late notices reminding you of late dues. This carries a financial cost and has proven ineffective.

Delinquent HOA Dues Collections

Letters from Lawyers for Late Dues

Because of the number of delinquencies, we have retained a law firm to handle this situation. These delinquencies have severely affected what can be done in supporting the HOA.

Delinquent Expenses Initial Letters

The lawyers will send an initial letter requesting payment starting in May. Upon receipt of this letter, you have 35 days to comply. This process incurs a fee.

Final Expenses if goes to Lien/Court

If you decide not to comply then the issue is moved to the courts to implement proceedings for starting a lien on the property. This process will also have other costs, all of which are the responsibility of the homeowner.

Inspections

The board will be implementing inspections in accordance with Article VI, Section 1 of the Amended and Restated Declaration of Covenants, Condition and Restrictions of St. George’s Hundred Homeowners Association states in part: “The owner of each lot shall keep the lot, and all improvements thereon, in good order and repair, including the performance of all repairs and maintenance……in a manner and with such frequency as is consistent with good property management and maintenance.”

The Board of Directors has the responsibility to ensure units, and lots are maintained as stated above, in order to protect the market value of all our homes, by keeping our neighborhoods attractive to potential buyers and renters.

The inspection will cover only those portions of the building and lot which are visible from the street, sidewalk or common area. We will not come on your private property unless invited to do so.
Examples of common discrepancies frequently noted are: Missing or loose roof shingles; missing or loose siding; mold growing on siding; shrubs and other plantings obscuring windows; broken window blinds; grass not cut; trash, household goods, children’s toys and other items accumulated on lawns and porches.

Inspections will begin in April 2026.

Parking

To implement the parking regulations in Article III Section 8 of the Amended and Restated Declaration of Covenants, Condition and Restrictions of St. George’s Hundred Homeowners Association. The board has issued two parking passes to each homeowner along with two visitors’ passes. This is to ensure that only homeowners and their guests are parking on HOA property. Any renters are the responsibility of the homeowner. Vehicles parking on HOA property without parking passes or visitors’ placards will be towed at the owner’s expense. There are no exceptions, the choice is yours. (THIS IS ON HOLD UNTIL WILL ALL VOTE ON IT AGAIN PROPERLY WITH THE ENTIRE HOA AT OUR ANNUAL MEETING TO DETERMINE IF WE WILL ENFORCE THESE REGULATIONS)

Drainage

As a community we have several critical issues we have to address. One is the
drainage which is causing flooding around St Clements and St Leonard’s courts. The other is the swale and runoff pond as well as the fence surrounding the pond. Each issue will be very costly and will take several years to correct. Our first initiative is the is the Swale area. We have spoken with several contractors and requested proposals to fix this issue.

Internet and Cable Services

We recently entered into an agreement with Comcast to provide highspeed fiber optic cable, internet and phone services to our community. Contact Comcast as to schedules and costs. Each household will have a choice of using Breezeline or switching over to Comcast.

Monthly Board Meetings

Monthly Board Meetings are held the first Monday of the month at the Loffler Center Chancellors Run Park at 6pm. Homeowners may attend board meetings via Zoom, but only to listen and not take part. Only board members may take part via Zoom with active microphone privileges. To receive Zoom codes, you must either go to the website and request via email or phone call.
